Tenant safety is extreamly important to us, At student Housing we're responsible for the safety of over 1,200 students, we ensure that all our managed properties meet the highest possible safety standards. If you have any questions about safety checks for your property please contact us.

Legal Requirment*
Gas Safe
Ensuring that your gas appliances are in working order is a legal requirement. A gas safe is due every 12 months. If you need to arrange a gas safe for your property please contact us.

Prefered Check
Leigionaires Risk Assessemnt
Legionnaire Risk Assessment is a preferred check, whilst it's not a legal requirement yet, its good practice to conduct a risk assessment for your tenants.

Legal Requirment
EPC
It's a legal requirement to provide incoming tenants with an Energy Performance Certificate, even if you include utility bills with the rent. EPC's expire every 10 years.

Fire Risk Assessment
Depending on the number of bedrooms within your student property a Fire Risk Assessment could be required. As good practice we recommend all landlords provide a FRA.

Legal Requriement*
EiCR
Whilst an Electrical Installation Condition Report is not a legal requirement itself. As a landlord you are required to ensure all electrical insinuations are safe and satisfactory for use.

Prefered Check
Inventories & Inspections
We certainly recommend performance of an Inventory and regular Inspections of your property. These are included free of charge in our Fully Managed Service. If you're a Tenant Find Client, we recommend you perform at least 4 per year.
